    Selecting a Builder:
    • Talk with friends and co-workers. Were they satisfied with their experience? Would they recommend the builder? Most importantly, would they use the builder again?
    • Consult the local chapter of the National Association of Home Builders
    • Talk with real estate agents who are knowledgeable and can honestly discuss the quality of the builder's work.
    • Homebuilders and contractors must be registered with the state of Connecticut which can be verified on website for the Department of Consumer Protection (DCP).
    • Interview the potential builder including the person you will be dealing with directly since the average time to build a house is 6 months and the builder's warranty lasts for 1 year.
    • Visit the builder's current and finished projects. This is a great way to examine the quality of work so you will feel comfortable that your expectations will be met.
    Types of Home Construction:

    Stick Built or Site Built - The home is completely built on-site.

    Manufactured - The home has been partially or entirely constructed in a factory then transported to the site for assembly.

    Modular - The house is factory-built and constructed in compliance with the standards of the regional, state, or local building code used by the governing body where the dwelling is located.

    Panelized - The home is constructed of factory-built panels which are shipped to the site on trucks and lifted into place using a crane

    Pre-cut, Pre-fab & Kit Homes - The home is assembled on-site with materials that are pre-cut at a factory.

    Multi-sectional Home - A factory-built home that is delivered to a site in more than one section and can include either modular or manufactured housing.

    Which type is the "best"?

    That depends on your needs and preference. The factory-built homes may be quicker since there are no whether delays. However, stick-built homes provide you with the ability to make changes during the construction. The cost to build a factory-built home may be slightly less to build but you have to pay a transportation cost from the factory to the site.
