5 Steps to Selling Your Home Quickly

Check your emotions.

This can be a very emotionally challenging process. Afterall, this is your home. The place you have invested time and money and its full of love and memories. Now you will have to brace yourself for complete strangers touring it and possibly critisizing aspects of it. As much as you hope the first buyer will pay you your asking price, the reality is some will reject it and others may offer much less than you want. During the process, you will have to keep reminding yourself that this is a business transaction. The comments and offers are not intended to be insulting of you personally.

Hire a home inspector.

By simply have a pre-listing home inspection and correcting the items found, you can greatly increase your home's value in the eyes of the buyers. Suddenly, your home will home will give the impression of being well cared for and remove the worry from the buyer that they will discover major problems either during their home inspection that could cause them not to buy your home or after they buy the home.

Take a long hard look at your home as a buyer.

Pretend you are house hunting. What do you think of your home? Would you buy your home in it's current condition? Is it in "move-in condition"? If not, what are some things that would make it more appealing? You may want to take it a step further and ask your family and friends to give you their honest opinion. Although, make sure you can handle their honesty first! However, before you make any expensive changes, check with your agent to see if it is financially advisable to do them. Since we are in a declining market, you may not be able to recoup the cost for the changes, but some of the changes may make the difference in whether or not you are able to sell.

Make your home stand out from the competition.

Take a tour of all the houses that are priced similar to your home and look at them with an unbiased opinion. What makes the other houses more appealing than yours? A few simple changes may be all that is necessary to give buyers the impression of a clean, well-maintained home. Remember, a home that stands out from the street can make all the difference in whether or not the buyer even gets out of the car.

Depersonalize your home.

Since you are preparing to move, now is a great time to start packing your collections and family photos. Buyers want to imagine their things in the house and it is very difficult to do in a home that is full of the current owners' treasures. They also want to know that there is plenty of storage. If your home appears cluttered, then they will automatically assume there isn't enough storage for their items.
